Pressure Washing Decks and Driveways: What Homeowners Should Know

How exterior cleaning is approached on wood and paved surfaces, what it can realistically improve, and how drying affects a coating date.

Exterior cleaning is the least glamorous part of an outdoor project and one of the most useful. A deck, patio or driveway that has been cleaned looks better on its own, and when a stain, paint or sealer is planned, cleaning is the step that gets the surface ready for it. This guide covers what homeowners in Brampton, Mississauga and the West GTA can reasonably expect.

What gets cleaned

Our scope is deliberately narrow so the work stays predictable:

How the work is approached

Materials behave differently, so the same approach is not used everywhere. Hard paved surfaces such as concrete and sound asphalt tolerate more than wood does. Older wood is softer than it looks, particularly on horizontal deck boards that have taken years of sun and rain. Before the visible sections are cleaned, a small test area is checked, usually somewhere out of the main sightline, so the approach can be adjusted to the surface in front of us rather than assumed in advance.

Work then runs in even, overlapping passes, following the direction of the boards on wood so the pattern stays consistent. The area is rinsed in a controlled way at the end, and furniture, planters and anything else moved earlier goes back once the surface is clear.

Drying and coating dates

This is where most do-it-yourself projects run into trouble. A surface can look dry hours before it actually is, especially wood, where water sits inside the board after the face looks fine. Shaded sections of a driveway or patio hold moisture longer than the parts in full sun.

We do not publish fixed drying times, because the honest answer depends on the weather and the material. What is fixed is the rule: the surface must be dry before any coating is applied. That is why cleaning and coating are often booked on separate days. It is not padding the schedule, it is what the surface requires.

Before the visit

  • Move vehicles, planters, furniture and the barbecue clear of the surface
  • Close windows and doors, including basement windows
  • Tell us whether you know where the water access is, or whether that is unknown
  • Point out loose boards, cracked sections or areas you are concerned about
  • Flag plants you are protective of so they can be shielded

What cleaning will not fix

Deeper staining, rust marks left by patio furniture and darkening within older wood often lighten rather than disappear. Cracked asphalt, spalling concrete and rotted boards need repair or replacement, and cleaning mainly makes those problems easier to see. Cleaning also does not guarantee how a later coating performs, since that depends on the product, the material and the conditions when it is applied. What cleaning does is remove dirt and loose material so the coating goes onto a sound, dry surface rather than onto grime.
